According to MIAMI MLS sales data for the first half of the year, the top 5% of single-family home sales in Miami-Dade began at $4.3 million. The top 1% started at $15 million. In the condominium market, the top 5% threshold reached $3.4 million, while the top 1% began at $10 million.
These thresholds reflect how significantly Miami’s upper end has expanded and why price alone offers only part of the picture. Location, privacy, waterfront access, architecture, lot size, amenities, finishes, and scarcity all influence how a property is positioned within Miami’s luxury market.
As values have moved higher, the distinction between an expensive home and a true luxury property has become increasingly important. Understanding luxury in 2026 starts with understanding where the market sits today and what separates its highest tiers.
Miami’s Luxury Threshold Has Moved Higher By The Millions
According to MIAMI REALTORS® market data, the change becomes particularly clear when comparing current thresholds with 2025. In 2025, the top 5% of single-family sales in Miami-Dade began at $3.4 million. By the first half of 2026, that figure had climbed to $4.3 million, an increase of $900,000.
The movement at the top of the market has been even more pronounced. Miami-Dade’s ultra-luxury threshold, representing the top 1% of single-family sales, increased from $10.4 million in 2025 to $15 million in the first half of 2026.
Luxury condominium thresholds have moved higher as well, with the top 5% of Miami-Dade condo sales starting at $3.4 million and the top 1% at $10 million during the first half of 2026.
This shift is occurring alongside continued strength across South Florida’s high-end market. Million-dollar sales increased 21.9% year over year during the first half of 2026. Sales at $10 million and above reached 306 transactions, the highest six-month total on record. Of those transactions, 88% were completed in cash.
The Top of Miami’s Market Is Reaching New Territory
Activity at the highest end provides additional context for how far the market has moved. In the first quarter of 2026 alone, Miami-Dade recorded several major transactions, including a $170 million sale in Indian Creek and a $51 million purchase on Allison Island.
These transactions represent an exceptionally small portion of overall sales, but they illustrate the range that now exists within Miami luxury real estate. Properties can enter Miami-Dade’s top luxury tier in the low millions, while those at the highest end can trade for tens or even hundreds of millions of dollars.
That range makes the characteristics of the individual property increasingly important. Neighborhood, scarcity, waterfront position, privacy, architecture, lot size, and design can create substantial differences in value even among homes that would broadly be considered luxury.
In a market this varied, price establishes a threshold, while the property itself determines where within that spectrum it belongs.
A $1 Million Home Is Not Automatically a Luxury Home in Miami
The $1 million mark remains an important part of Miami’s real estate market, but it no longer defines the top tier of luxury. In 2025, million-dollar single-family sales accounted for 63% of total single-family dollar volume in Miami-Dade County, reflecting just how significant this segment has become. That momentum has continued into 2026.
According to MIAMI REALTORS, South Florida’s million-dollar sales increased 39.7% year over year in June, while sales at $10 million and above reached 306 transactions during the first half of the year, the highest six-month total on record.
Strong activity at $1 million and above, however, is different from qualifying among Miami-Dade’s highest-priced sales. In the first half of 2026, the top 5% of single-family sales began at $4.3 million, more than four times the traditional $1 million benchmark. For condominiums, the top 5% threshold stood at $3.4 million.
The distinction is important because the million-dollar market represents a large and active segment of Miami real estate, while the top-tier luxury market occupies a much narrower range defined by higher price thresholds, greater scarcity, and the unique characteristics of each property. A seven-figure price alone no longer places a home among Miami’s highest tier.
In today’s Miami market, a seven-figure price may place a property in the million-dollar segment, but it does not automatically place it among the market’s top tier.
